Lead Paint Notice

Per Local Law 1 of 2004, New York City requires landlords to identify and remediate lead paint hazards in buildings with 3 or more apartments.

Starting in February 2021, all of Local Law 1 of 2004 also applies to tenant-occupied, one- and two-unit buildings.

Lead paint is presumed to exist in buildings if:

• The building was built before 1960 (or between 1960 and 1978 if the owner knows that the building has lead paint), and

• The building has 3 or more apartments, and

• A child under the age of 6 lives in your apartment.

Window Guard Notice

New York City requires owners of buildings with 3 or more apartments to provide, install, and maintain window guards when a child (or children) ten years or younger lives there. Tenants with no children, or none living at home, may also request and receive window guards if they want them for any reason.

Fire Emergency Preparedness Guide, Part I

New York City requires apartment building owners to print and distribute residential fire safety guides to apartment building residents and building staff. Part I of the FEP Guide is the Building Information Section--a form completed by the owner for each building indicating the building’s construction, fire protection systems, means of egress, and other information specific to the building for which it is prepared.

Fire Emergency Preparedness Guide, Part 2

New York City requires apartment building owners to print and distribute residential fire safety guides to apartment building residents and building staff. Part II of the FEP Guide is a guide created by the FDNY designed to educate all building occupants about ways to prepare for emergencies, prevent fires, and protect themselves from various fire and non-fire emergencies.

Annual Fire and Emergency Preparedness Bulletin

The Annual Bulletin is meant to supplement information provided in the above Guide. The purpose of the Bulletin is to outline critical tips that differ from year-to-year in a briefer format (as opposed to the larger Guide, which may undergo revisions on a less frequent basis).

This bulletin tells residents what to look for and how to handle a fire that breaks out from e-bike batteries.

Optional Stove Knob Certification

Per Local Law 117 of 2018, New York City requires apartment building owners (not including condominiums or co-ops where the owner is the primary resident) to give annual notice to tenants informing them about the owner’s obligation to provide stove knob covers for gas stoves, and that the tenants can refuse. The notice must also ask whether or not a child under the age of 6 resides in that unit.
